We try to be as flexible as possible with check-in and out times but depends on availability - always ask

Check out - 11am on all days except Sunday and Bank Holidays when it is 4pm

No smoking inside the house or around the hot-tub - smoking and vaping ok in the garden

I'm afraid we cannot accommodate dogs at the property.

Cancellation - you can cancel with a full refund up to 2 weeks prior to arrival when the final payment falls due.

If you would like the use of the hot-tub payment must be made in advance of arrival.

The house is for 6 guests plus babies and infants (under 2yrs) who can sleep in a travel cot.  
We do not allow extra guests (whether adults or children) to sleep on extra mattresses or camp beds.   
No extra guests permitted to visit without prior permission at the time of booking, we will always try to be accommodating but please discuss before hand.

Smoking and vaping is ok in the garden but not in the house, near the hot-tub or near the stables

No dogs (other than working dogs with prior permission) will be allowed as we are on a farm with young horses and other dogs.

EV - there is an EV charger, this is chargeable at £10 for an over-night charge.  Please let us know in advance if this will be required.
